Choosing a real estate professional is often times as exhausting as attempting to buy or sell a home. You want to buy the right home for the right reason on the best terms available to you with the least amount of hassle. When it comes time to sell, you want to sell your home for the right reason to yield the highest net proceeds in the marketplace in the shortest amount of time with the least amount of hassle. That’s where the choice of a well qualified real estate professional is of great importance. This is where a well-educated and experienced real estate professional can be of great assistance to any buyer, especially a first time homebuyer.

Selling a home almost always requires a seller to think like a buyer. What is it that will attract a buyer? What are the other available choices a buyer might have (inventory)? Why did the seller purchase the home? Will the buyer desire home similarly to that of the seller? What are the buyer’s motivations for purchasing the home? While these questions are only a few of many other possible questions, any serious seller must contemplate all of these questions. Sellers must also disclose properly, not only to that of the state disclosure laws, but also to that of the satisfaction of the buyer as to keep from any potential lawsuit. While disclosure laws tell us the minimum state law requirements, there is no precedent for over-disclosure when it comes to the physical nature of the home. When in doubt – disclose! Although California’s state disclosure laws are very thorough, state disclosure, real estate and civil law change regularly such that all parties are to be best informed as to their real estate decision. These California disclosure laws are required for any party involved in a real estate transaction whether or not the parties are buying and/or selling through the assistance of a licenced real estate professional. Most buyers and sellers are unaware of current disclosure laws regarding real estate transactions. Once again, the relevance of well-experienced real estate professional is well founded.  

While price is important, terms are everything to each party. A good real estate deal is only a deal when all parties are satisfied and fulfilled. The negation process of any real estate transaction is always a time consuming and extremely complicated process.
